Mercury Network Integration — MISMO 3.6  Appraisal Orders Setup

LendingPad now supports UAD 3.6 compliant appraisal ordering through Mercury Network. This update introduces a new Mercury Network contact for MISMO 3.6 orders while preserving the existing MISMO 2.6 integration for clients who need both.

Setup & Configuration

To begin ordering MISMO 3.6 compliant appraisals through Mercury, clients must enable the new Mercury Network (Modernized MISMO 3.6) contact in the Action Settings for the Appraisal Integration. The existing Mercury integration contact has been renamed to Mercury Network (Standard MISMO 2.6) for clarity.

Clients should note the following important setup considerations:

  • Credentials — The same credentials used for the existing Mercury integration can be entered for the new MISMO 3.6 Mercury contact in the Action Settings.
  • Keep the MISMO 2.6 Contact Active — Mercury intends to continue using the MISMO 2.6 format for all instant products, such as AVMs. Clients who wish to continue ordering instant products through Mercury must keep the Mercury Network (Standard MISMO 2.6) contact enabled, even after transitioning to MISMO 3.6 for appraisal orders.
  • Contact Selection at the Loan Level — When placing an order from the loan, users select the appropriate Mercury contact based on the product they wish to order, Standard MISMO 2.6 for instant products and Modernized MISMO 3.6 for UAD 3.6 compliant appraisal orders.

What's new with MISMO 3.6 Appraisal Orders:

  • Streamlined Order Type Selection — The Order Type field for MISMO 3.6 orders is limited to three options: Appraisal URAR (used to place all new appraisal orders), Completion Report, and Restricted Appraisal Update. The latter two are used to request follow-up products on an existing order. Clients will no longer select a specific appraisal form type, as appraisals are not form-specific under the new UAD 3.6 guidelines. The system automatically determines and sends the appropriate appraisal type based on the Review Level Type configured in the Appraisal Information and Project Detail panel on the Additional Data screen.
  • Document Attachments — Users can now include up to three documents with an appraisal order, selecting from documents already uploaded to the loan's Document Manager. A document type for Mercury must be assigned to each document included with the order.
  • Additional Notification Recipients — Users can now designate additional email recipients to receive Mercury order status notifications alongside the ordering user, keeping the broader team informed of order updates without requiring them to check status manually in the application.
  • Rush Order & Rent Schedule Indicators — Users can flag an order as a Rush Order or indicate that a Rent Schedule is required at the time of submission, communicating these requirements directly to Mercury with the order.
  • Automatic PDF Import on Completion — When a MISMO 3.6 appraisal order is completed, the PDF appraisal report is automatically retrieved from Mercury and uploaded to the loan's Document Manager under the Appraisal document type, eliminating the need to manually retrieve and upload the report.
